Lease Abstraction

AI Lease Abstraction for Commercial Real Estate, With a Citation on Every Field

Elysium is AI lease abstraction software for commercial real estate investors and operators.

    What is Elysium lease abstraction?

We read your leases, amendments and exhibits as one document set, and extract the terms along with the logic behind them, such as commencement triggers, recovery caps and cumulative calculations. Every field links to the document, page and section it came from, with a confidence score and a named human reviewer.

What does Elysium extract from a lease?

Core terms: parties, rent schedules, critical dates, options, recoveries and clauses. It reads PDF, DOCX and scanned images across asset classes, with no templates required.
The logic that standard abstraction often marks "not stated": commencement triggers, recovery caps, cumulative logic.
Your own fields. ABJNY had a custom extraction schema deployed "inside a day".
Beyond leases: commercial loans, vendor and partnership agreements, and rent rolls.

How do I know the abstract is right?

    ControlWhat you get
Citation on every fieldDocument, page and section for each term
Confidence per data pointReview time goes where certainty is lowest
Human validationNamed reviewer with permanent timestamp, ready for IC
Amendment reconciliationRevisions and amendments applied, with change detection
System reasoningMultiple specialized components, each trained for a specific job in the CRE document workflow

How does it handle amendments that change the economics?

We read the lease, amendments, exhibits and schedules together. That's how Elysium catches changes like an amendment that turns a non-cumulative cap into a cumulative, compounding one, or a later document that revokes an exclusion.

Does it reconcile rent rolls and CAM too?

Yes. Elysium automates lease-to-rent-roll reconciliation. It tests pass-through terms such as CAM limits, tax caps, base years and gross-ups against vendor commitments.

What if our document folders are a mess?

You can bring them in as they are. Elysium organizes your documents inside Elysium and queues them up for extraction. Your originals in Google Drive, Dropbox, SharePoint, Box or Egnyte stay where they are, with the same names and folders. If you'd like your own folders reorganized as well, we can do that too.

    • Documents are grouped by tenant by default, or by property if that suits your team better.
    • Elysium spots duplicate files, so the same lease or amendment isn't counted twice.
    • It reads scanned PDFs as well as native digital files.
    • Where it's useful, it splits the extracted data out by suite and subtenant.

Where does my data come from and go?

In: upload directly, or connect Dropbox, Google Drive, SharePoint or Box. The connectors are read-only by default, keep your folder structure, and pick up new files automatically.
Out: CSV, Excel, JSON, PDF or DOCX. Critical dates sync to Outlook/Google Calendar. Yardi, MRI, VTS, Argus and others are on the roadmap.

    Is it secure?

Role-based access, encryption at rest and in transit, and full audit trails.
    SOC 2-aligned practices.
    SSO available on request.
All customer data is stored in the USA.

    FAQ

    How long does abstraction take?

It depends on volume and complexity. Saber-Hightower audited 150+ leases and amendments in under 4 hours.

Do I have to reorganize my data room first?

No. You can bring folders in as they are, and Elysium organizes them inside Elysium without moving or renaming anything in your storage. If you want your own folders reorganized too, we can do that as well. Pilots can run on existing Dropbox or Google Drive lease folders without restructuring the data room.

    Which property types?

It is property-agnostic across asset classes, including commercial and multifamily leases.

Can I ask questions across all my leases?

Yes. You can ask plain-English questions and get cited answers across the whole corpus.

    What does it cost?

Pricing is consumption-based, priced per document.

Which AI model does it use?

It isn't dependent on any single AI model.
